High-value homes, where the standard market stops

Above a certain rebuild cost the standard market stops competing and a different set of carriers begins. The policy form changes with them, and mostly it changes in your favour.

What this touches

  • Open peril coverage on the dwelling and on contents, so exclusions are listed rather than coverage being listed
  • Extended or guaranteed replacement cost, which pays beyond the stated limit when rebuild costs run over
  • Cash settlement options, which let you take the value rather than rebuild
  • Higher liability and umbrella limits written on the same paper
  • Scheduled jewellery, art and wine, often with broader terms than a standard schedule
  • A dedicated adjuster, which is a real difference at claim time

Open peril, and why it matters here

A standard contents form covers a list of named perils. An open peril form covers everything not excluded, which reverses the burden: instead of proving your loss fits a listed cause, the carrier must show it fits an exclusion. On a large home with expensive finishes that difference is worth more than the premium gap between the two markets.

What moves the premium

  • Rebuild cost, which on a custom home is not the market value and not the tax appraisal.
  • Construction, impact protection and the wind mitigation report.
  • Distance to coast and to the nearest fire station.
  • Whether the home is occupied seasonally, and what monitoring is in place while it is empty.

Get the rebuild cost right first

Underinsuring a high-value home is the mistake that only appears after a total loss, and coinsurance provisions can reduce a partial claim as well. A proper replacement cost estimate is the first thing we order, before any quote.

Questions people actually ask

Where does high-value start?

There is no legal line. Practically, it is where a standard carrier's limits or its appetite runs out, which in this market is often a rebuild cost above one to two million.
