Insurance in Miami

Miami is not one insurance market, it is a dozen. A 1925 house in Shenandoah, a tower on Brickell and a duplex in Allapattah are three completely different underwriting conversations, and the only thing they share is the county.

Miami-Dade

  • Miami-Dade County, inside the High Velocity Hurricane Zone, which sets the strictest product approval standards for roofs, windows and shutters in the country.
  • Flood exposure runs both coastal and inland. Bayfront and Little River areas take water on king tides with no storm involved at all.
  • Auto premiums here are among the highest in the United States, driven by density, litigation and the share of drivers carrying only Florida's minimum.
  • Registration and licence matters go through the Miami-Dade Tax Collector's service centres rather than a state office.

Most people arrive here in one of these situations

  • Uninsured motorist, because the share of minimum-limits drivers here is genuinely high
  • Condo HO-6 policies and the loss assessment limits behind them
  • Flood in Zone X, where the policy is inexpensive and the risk is not zero

What the water here actually is

Of the 6,791 flood claims on record in Miami, 3,994 were caused by accumulated rainfall and 899 by tidal water.

What caused the flooding, on the claims that record it
  • Caused by rainfall3,99460.1%
  • Caused by tidal water89913.5%
  • River, lake, erosion and other causes1,75726.4%

The water here comes out of the sky, not off the sea. That is why a policy rated in a low-risk zone still matters, and why drainage, not distance from the beach, is the thing to ask about.

What happened to those claims
  • Paid something4,32463.7%
  • Closed without a payment2,46736.3%

The typical payment on the ones that paid was $8,653.

What this city is worth on a flood policy

The community holds Community Rating System class 6, which takes 20% off a flood premium inside a high risk zone and 10% off outside one. That is a discount the city earned by how it manages drainage and building, and it applies to you whether or not anybody mentions it.

How many homes here are actually covered

33.4% of homes in Miami-Dade County carry flood insurance: 164,154 policies against 492,181 residential structures. Flood is excluded from every homeowners policy, so the rest are carrying that risk themselves, most of them without knowing it. Inside the high risk zones, where a mortgage usually forces the issue, it is 74.5%.
