Open peril, and why it matters here
A standard contents form covers a list of named perils. An open peril form covers everything not excluded, which reverses the burden: instead of proving your loss fits a listed cause, the carrier must show it fits an exclusion. On a large home with expensive finishes that difference is worth more than the premium gap between the two markets.
What moves the premium
- Rebuild cost, which on a custom home is not the market value and not the tax appraisal.
- Construction, impact protection and the wind mitigation report.
- Distance to coast and to the nearest fire station.
- Whether the home is occupied seasonally, and what monitoring is in place while it is empty.
