Short-term rental, and the exclusion that starts with the listing
The night the property goes on a platform it becomes a business, and a homeowners policy excludes business use of the residence. Hosts find out at the first real claim, which is exactly the wrong moment.

The platform's protection is not your insurance
The host protection programmes offered by the major platforms are limited, conditional, and generally excess over your own coverage. They are not a substitute for a policy, they will not defend you in the way liability coverage does, and reading them as insurance is the most common and most expensive misunderstanding in this line. Separately, local ordinance matters here: several South Florida municipalities restrict short-term rentals sharply, and a policy does not fix a zoning problem.
What moves the premium
- How often it is rented, and whether the whole property or a room.
- Guest capacity, and whether there is a pool, a dock or a hot tub.
- Whether you also live there, which changes the form.
- Your screening and house rules, which some carriers credit.
Tell us the truth about how it is used
A policy written as owner-occupied on a property that is rented ninety nights a year is not cheaper insurance, it is no insurance, discovered at the claim. If you list it even occasionally, say so.

Still disclose it. Some carriers permit occasional rental by endorsement, which is far better than an argument later.
