A business owners policy, and the hurricane clause in it

A BOP bundles property, liability and business interruption for a small business. In this market, the part to read closely is the same as on a home: the wind deductible and how business interruption is triggered.

Sa sa touche

  • Building or tenant improvements, whichever you are responsible for
  • Business personal property: inventory, equipment, furnishings
  • General liability
  • Business interruption and extra expense, which pays lost income while you are closed
  • Equipment breakdown and spoilage, which matters if you sell food

Business interruption after a storm

Business interruption normally pays only when there is direct physical damage to your covered property. A power outage across the street or a road closure that keeps customers away often triggers nothing without a specific extension. Utility service interruption and civil authority coverage are those extensions, and they are worth asking about before June.

What moves the premium

  • Construction, occupancy, protection and exposure of the building.
  • Your hurricane deductible, which on commercial property is also a percentage.
  • Business income limit and the period of restoration you select.
  • Whether you have a documented alarm, sprinklers and impact protection.

The percentage deductible surprises commercial tenants most

A tenant improvements limit of two hundred thousand with a 5% named storm deductible means ten thousand out of your pocket before the policy pays anything. Run that number when you pick, not when you file.

Is a BOP cheaper than separate policies?

Usually, for eligible classes. Not every business qualifies, and restaurants and contractors are frequently written differently.

Work it out before anybody sells you anything

Four calculators that run in your browser, a page for every situation Florida puts people in, and the claims data for your own county. All of it free, and none of it behind a form. The form is for the other half of the job: when you have read enough and want a person on the phone.
