Insurance in Miami Beach

A barrier island, an almost entirely condominium market, and buildings old enough that structural inspections now change what insurance costs. Everything here starts with the association.

Miami-Dade

  • Miami-Dade County, inside the High Velocity Hurricane Zone, on a barrier island.
  • Flood zones here include coastal high risk areas where wave action is part of the rating, which is a different and more expensive product than an inland flood policy.
  • The market is dominated by condominiums, so the HO-6, the master policy and loss assessment coverage are the whole conversation.
  • Milestone structural inspections and reserve requirements have pushed some associations into larger assessments, and that flows directly to unit owners.

Pifò moun rive isit la pou youn nan rezon sa yo

  • Loss assessment limits, which are almost always set too low by default
  • Whether the building's master policy is all-in or bare walls
  • Flood for contents and for the loss assessment exposure, even above the ground floor

What the water here actually is

Of the 2,692 flood claims on record in Miami Beach, 1,526 were caused by accumulated rainfall and 333 by tidal water.

What caused the flooding, on the claims that record it
  • Caused by rainfall1,52659.7%
  • Caused by tidal water33313%
  • River, lake, erosion and other causes69527.2%

The water here comes out of the sky, not off the sea. That is why a policy rated in a low-risk zone still matters, and why drainage, not distance from the beach, is the thing to ask about.

What happened to those claims
  • Paid something1,33549.6%
  • Closed without a payment1,35750.4%

The typical payment on the ones that paid was $12,252.

What this city is worth on a flood policy

The community holds Community Rating System class 5, which takes 25% off a flood premium inside a high risk zone and 10% off outside one. That is a discount the city earned by how it manages drainage and building, and it applies to you whether or not anybody mentions it.

How many homes here are actually covered

33.4% of homes in Miami-Dade County carry flood insurance: 164,154 policies against 492,181 residential structures. Flood is excluded from every homeowners policy, so the rest are carrying that risk themselves, most of them without knowing it. Inside the high risk zones, where a mortgage usually forces the issue, it is 74.5%.
